STEP #1

Approved for a Mortgage

Let's get you pre-approved for a mortgage! This is an essential first step in the home buying process. You actually need a pre-approval to make an offer on a home unless you are buying with cash. Jenna Pope Realty has local contacts who are trustworthy and do a great job if you need referrals. Otherwise, contact your trusted loan officer to get pre-approved. Have them help you set a monthly budget for what you want to spend on a home and get your pre-approval for an amount that will accomplish your home buying and budget goals.

STEP #2

Buyer Consultation

Call it the information-gathering step! We like to meet our clients (in person or virtually) before setting out on the house-hunting adventure. We do this to learn more about you and your family, so we can understand your wants and needs, hopes and dreams, budget, and goals. We want to show you homes we think you will love that are also affordable and meet your needs at the same time.

STEP #3

House Hunting

The fun part begins - house hunting! Once we've got a good idea of what we're looking for, Jenna will set up showings at properties that might interest you. No road trip is too big or too small. We will hit the ground running, and we promise you'll have fun while we do it.

STEP #4

Making an Offer

We've found 'the one.' We discuss all the details of what we want to offer and what terms will be included. Jenna Pope Realty goes to work to put together the official offer and educates the buyers on the contract details, available terms, and the process from this point forward.

STEP #5

Due Diligence Period

Once an offer is accepted, if you're having an inspection done on the property, it's time to get it scheduled! Each offer is different, but you must adhere to the inspection period timeframe as agreed upon per your purchase agreement. Jenna Pope Realty is here to help with all of these steps, give you a list of reputable inspectors, and assist in scheduling the necessary inspections. An earnest money deposit is also turned in by the buyers to the broker to be held until closing or after the inspection is complete. Once the due diligence period is over and no major adjustments need to be made, we can move on to the closing table! If something of great significance comes up during the home inspections, Jenna Pope Realty is here for you. There are many ways we can renegotiate and/or have things fixed before closing on the home. Jenna Pope Realty will notify your lender that the offer was accepted, and this will kick off the mortgage application process between you and your lender. You do not have to use the same lender who pre-approved you for a loan, but since they have your information already, it can make the process a bit quicker and easier. Remember to hand in your assignments on time so you can move on to closing on your home as soon as the loan is processed!

STEP #6

Closing Process

Clear to close! Once you've completed all the necessary documents set forth by your loan officer and mortgage lender, they will send us the clear to close. Jenna Pope Realty stays in communication with the lender, title company, and the seller's agent to keep everything and everyone on track to close on the house on time. We schedule the closing and hand over the keys!
