At Jenna Pope Realty, we understand that selling your home is a big decision, which is why we offer a step-by-step guide to help you through the entire process. From the listing consultation to the close of escrow, we are here to help. During the listing consultation, we discuss your financial goals, motivations for selling, as well as providing a researched competitive market analysis and a personalized strategic marketing plan.
Once you’ve decided to list your home with us, we’ll discuss how to make your home more marketable and further develop our action plan. We’ll also schedule showings, open houses, contact other agents, handle negotiations, and present offers. We work for YOU, and when terms are negotiated with buyers and buyer’s agents, we advise and strategize based on YOUR wants and needs. Once an offer is accepted, we’ll guide you through the inspection and appraisal process, negotiating any requests that come up. Last but certainly not least, on the day of closing (close of escrow), we’ll be there to congratulate you on the sale of your property! Jenna Pope Realty strives for all clients to feel comfortable, educated, and successful in their real estate dealings with us.

Information Gathering
The very first step is to contact Jenna Pope Realty for your initial conversation about the home selling and listing process. Basic information is gathered about your home including your address, contact information, liens on the property and the scheduling of a listing consultation.
Listing Consultation
During this step, Jenna will discuss with the sellers their timing and motivations for selling their homes and/or properties. She will listen to the sellers' wants and needs and help them understand the home selling process. Jenna Pope Realty prepares a competitive market analysis as a pricing strategy and seeks to educate sellers on the current market in their local area. Additionally, a financial overview (net sheet) is prepared for the sellers, allowing them to estimate their funds after the close of the sale. Communication, schedule, marketing plans, and expectations are also discussed during this meeting. Any questions or concerns the sellers may have are welcomed and encouraged. Jenna Pope Realty believes in transparency and that the selling process should create success for the sellers based on their needs, wants, and goals.


Sign Listing Agreement
After the consultation, if the seller decides to move forward and list the home or property, the next step is signing the listing agreement. This includes completing seller disclosures and any other broker required forms.
Discuss Home’s Marketability
To prepare the home for sale, Jenna Pope Realty will discuss with the seller how to make their home more marketable, including how to improve curb appeal and staging the interior of the home. The team will also provide showing instructions.


Implement Marketing Action Plan
Jenna Pope Realty will implement a marketing action plan that includes professional photography, in some cases video shoots as well. There is also direct mail/email marketing, online and social media marketing, signage, open houses, and informational flyers. Jenna Pope Realty has upstanding relationships with agents and lenders outside of Coldwell Banker Woodland Schmidt and those resources help get your listing in front of thousands of potential buyers.
Schedule Showings
Jenna Pope Realty will schedule private showings and open houses for interested buyers. They will also provide feedback received from other agents and their buyers with the seller.


Offer Received
When an offer is received to purchase the property, Jenna Pope Realty will present and explain the offers to the seller. They will then be discussing the pros and cons of each offer based on the seller’s needs and wants.
Negotiate
Jenna Pope Realty will negotiate terms with the buyer’s agent based on the seller’s decision to accept, decline, or counter the offer.


Contract Accepted
Once the offer agreement is received and signed by both parties, escrow will be opened. Per the contract, the clock will start on the due diligence (inspection) period. During this time, the buyer will conduct any necessary surveys and home inspections. Examples of inspections include, but are not limited to: home, termite, roof, mold, radon, and pool. etc...
Negotiate Requests
Per the contract, any requests for corrections or repairs must be submitted to Jenna Pope Realty on or before the inspection period deadline to present to the sellers. Jenna will then assist in negotiating with the buyers, and any agreed-upon requests will be completed.


Home Appraisal Ordered
After the inspection is complete, and any necessary repairs or corrections are settled, the buyer's mortgage company will order an appraisal, which the buyer will pay for. Once the appraisal comes back, Jenna Pope Realty is notified. The buyer's mortgage company continues its process and sends Jenna Pope Realty a ``CLEAR TO CLOSE`` notification. We then schedule a date to sign the necessary paperwork for the sale of the property!
Buyer Conducts Final Walk-Through, and Seller Arranges for Moving
The buyer and buyer’s agent will conduct a final walk-through of the home, and the seller will arrange for movers, schedule disconnection of utilities and forward mail.


Close of Escrow Date
On the closing date, the lender will provide funds, the title company manages the closing and has the Deed recorded. Documents will be recorded by the county recorder, and money and title will be exchanged on behalf of the seller.
